Typical Net Leased Properties

We have assembled this listing of “Typical” Single Tenant Net Leased Properties to  give our clients an idea of what the current marketplace looks like.

We do not list any specific properties because these can and do change on a daily basis. As with  other investments, there is a “market” for Net Leased Properties and it is a fast moving one.  We ask our clients to give us parameters as to the amount of investment they would be interested in  making and a specific property type or a specific company’s facility, if any, which may be of  interest. At that time we will search out the currently available properties and submit them to  you.

The “process” is as follows:

1. Identify a property
   

2. Enter into a non-binding Letter of Intent (LOI) outlining the price, terms and conditions under  which the buyer is willing to purchase the property and enter into a purchase & sale agreement.
3. If an agreement on terms & conditions is met, a purchase & sale agreement will be drawn. The  purchase agreement is then signed by the parties.
4. Due diligence, finance arranging and inspection period, usually 60 to 90 days.
5. Closing - closings are usually accomplished using escrow agents or title companies. All funds  are held in escrow until closing is completed.In the case of a “remote” closing, which most are,  documents are passed by using Fedex, fax and buyer’s local attorneys.
